How will I know when it is the right time to move?
If you require a home that is low maintenance, provides good security, has access to a large array of facilities and services

I want to reserve a villa, but I still have to sell my own home.
You are able to reserve a villa with $1000 fully refundable deposit. When your villa is nearing readiness for occupation your sales consultant will work with you to ensure the appropriate timing of the sale of your existing home.

Can I make any alterations to my new villa?
All alterations must be discussed and approved by the Village Manager. The alteration must be reinstated if required upon the future sale of your villa.

What type of tenure is my home in Regency Park?
Your home is secured by a 99 year renewable lease. Your lease is registered on the Certificate of title to provide security of your interest.

How is the village managed?
There will be a Village manager, as well as support staff including reception, gardener/handyman/caretaker, and a sales consultant available to all residents.

Can I have my own garden?
If you would like to care for a garden arrange with the Village Manager and gardener. This area will be dedicated to you. In the event that you are away for an extended period, the gardener will ensure that your area is cared for. At anytime you are able to hand this area back to the gardener.

Can I store a boat, caravan, motorhome or trailer?
Regency Park will have a limited number of secure spaces away from the villas for storage of bulky items and vehicles. This storage space will be on a monthly rental.

Can I bring my pet?
We welcome approved dogs, cats and other small pets. There are guidelines and an approval process to protect the safety and comfort of other residents.

Can I have family and friends come and stay?
This is your home and we encourage your family and friends to enjoy your home with you. We do ask for emergency procedures and security that the village management is notified of guests extended stays.

Who is responsible for the maintenance of my home?
The ongoing weekly fee and maintenance reserve fund cover the external maintenance of your home and the village, as well as the preventative maintenance of the internal of your home.

What are the services and benefits covered by the weekly fee?
This charge covers each residents share of the cost of council and water rates, insurance and maintenance of all buildings, plant and equipment, common areas and facilities, gardens, lawns, energy costs of public and common property areas, village management and other general costs of running the village.

How is the weekly fee determined?
These charges are determined in consultation with the residents. Resident representatives meet with Village management annually to review expenditure and the financial management of the village. Weekly fees are set annually, and upon review can only be increased if the village residents agree to it.

What expenses am I responsible for my home?
You would pay your own electricity, gas, phone bill and home contents insurance. Also any extra that you wish, like Pay TV Etc.

Do residents get a say in the running of the village?
Yes, once the village is populated then a residents committee will be formed. This committee will represent the views of the residents to management, this is not to stop individual residents from meeting with the manager to talk about their personal recommendations. In addition to this, special resident committees such as social committee’s can be formed to assist with the organizing of social events.

What happens if I vacate the village for an extended period of time?
The Village management will request that you inform them, so that the safety & security of your home is maintained. This will also assist the village manager in case of the need to evacuate in an emergency.

When the time comes, how can I resell my home and who will set the price? Firstly, you or a member of your family will need to formally advise us of your intention to terminate your lease, and then a member of our sales team will discuss and agree the proposed sale price and sale process.
